Letting Fee Information

Tenants
A holding deposit of 1 week's rent; this will be refunded or can be set off against the main tenancy deposit. But it can be withheld by us if you give us misleading information as to your offer or circumstances; if you fail a Right to Rent check; if you withdraw from a property or fail to take reasonable steps to enter into a tenancy agreement.
A tenancy deposit equivalent to 5 weeks' rent (6 weeks if rent is more than £50k pa).
A payment of up to £50 inc. VAT to alter the tenancy agreement, when requested by a tenant, or reasonable costs incurred if higher.
Interest, at a rate of 3% above the Bank of England’s base rate, for late payment of rent (which is more than 14 days overdue).
A payment of £25 inc. VAT for the replacement of a lost key or security device, or reasonable costs incurred if higher – many keys cost £40 or more for replacements.
Payments associated with early termination of the tenancy when requested by the tenant. This would be our fees to the landlord to the end of the fixed term and a minimum £200.
Payments to service providers in respect of utilities, communication services, TV licence and council tax if applicable.
Other payments, permitted under appropriate legislation, including damages.
